Yes, Transform Homes can build from your own plans. If we weren't involved in the design stage, we review the plans for gaps or buildability issues and present clear options before proceeding. We also work directly with your architect/draftsman, or can recommend one, to finalise documentation ahead of your fixed price proposal.
Can I bring my own house plans to Transform Homes?
Yes. Many clients approach Transform Homes with plans already prepared, whether by an architect/draftsman or a previous builder relationship that didn't proceed. Transform Homes reviews these plans as part of the discovery meeting, and the same discovery process applies whether you're coming to us with a full set of plans or starting from nothing.
What happens if there are gaps in my existing plans?
If Transform Homes wasn't involved from the design stage, gaps can sometimes surface — things like buildability issues or missing details. When this happens, Transform Homes identifies the gaps and presents options for how to address them, the aim being that nothing is left unresolved before your fixed price proposal is prepared.
Do I need an architect/draftsman, or can Transform Homes help?
Both pathways are supported. If you already have plans prepared by your architect/draftsman, Transform Homes can take those directly into the process. If you don't yet have plans and architectural input is needed, Transform Homes can recommend an architect/draftsman to work with and we would be part of the team to get your plans drafted & finalised.
What's the process for building from my own plans?
Whether you're bringing your own plans or starting from scratch, the pathway to a fixed price contract follows the same key stages:
- Discovery — A conversation with Greg or Clive to understand your vision, budget and scope. If you already have a full set of plans, the same process applies — the aim is to properly understand your objectives.
- Preliminary estimate — If you don't already have plans, preliminary drawings can be arranged. Either way, this step ends with a preliminary estimate, an honest early check on budget before further design and documentation work begins. This isn't a fixed price.
- Design & selections — Working drawings, engineering, energy reports and Building Permit paperwork are finalised, along with colour selections and supplier appointments. If you already have permit-ready plans, some of this may already be complete, and Transform Homes will confirm exactly what's still required.
- Fixed price proposal & contract — Your fixed price proposal is prepared and presented, based on your confirmed plans, selections and specifications. A construction schedule is prepared, and the fixed price contract is signed with Homeowner Warranty insurance arranged.
- Construction — Work begins onsite, with fortnightly site meetings and weekly written updates, plus 24/7 access to the project management system to track schedule, documentation, photos and invoices.
